Job Description:
Responsibility for new store acquisitions across Spain to ensure that new store opening targets are met for TK Maxx. This will include collaborating on deliverable strategies, developing relationships with Landlords, Brokers and Developers and strong links with senior leaders within Property. You will also need to travel extensively to visit sites, evaluate demographics, negotiate deals, work with the design & construction team, undertake financial modelling, generate buy-in from stakeholders in Merchandising and Store Operations, present Board Approval documents to Senior Leaders in both Europe and the US, and facilitate the lease negotiation and approval process. In the future there could be opportunities to gain experience in other countries, and involvement in ongoing asset and lease management.

Job Description:
Responsibility for new store acquisitions across Spain to ensure that new store opening targets are met for TK Maxx. Key Responsibilities
- Work closely with the Spanish Acquisition team & Property Analysis team to deliver acquisition strategies for TK Maxx in Spain (beginning with new stores, but future scope for involvement in relocations, expansions and closures)
- Continually monitoring the retail property market in Spain
- Develop and maintain relationships in the marketplace with brokers, landlords, developers, retailers and investors to source possible sites
- Carry out initial site finding assessments of potential locations including town visits and site inspections
- Negotiate HOTs/LOIs ensuring adherence to company financial and legal criteria
- Work with members of the Property team to create Board Approval documents
- Work with 'virtual' teams consisting of internal and external resource throughout the process of evaluation, negotiation and construction through to the opening of the store
- Present opportunities to the European SLT (in-person) with scope to present to senior leaders in the US (via V.C.)
- Partner with the Store Design & Construction team to negotiate the technical specification to ensure handover is to Company requirements, to reduce construction and long-term maintenance costs
- Work with architects and Project Managers to develop the preparation of architect's drawings and signage packs
- Brief in-house lawyers and collaborate with them during the lease negotiations to enable a smooth lease approval process
- Partner with the Construction team to monitor transactions from exchange of contracts to the handover of shell and ensure that delivery is to a satisfactory standard and in a timely manner
- Update the key internal stakeholders of the progress of the store opening programmes.
- Previous acquisitions/expansions experience within the Spanish retail property market is essential. 'In-house' property retail experience is preferred but not necessary
- Written and verbal fluency in Spanish and English
- Excellent communication, commerciality and negotiation skills
- Strong analytical skills - able to balance complex or ambiguous variables, consider potential outcomes and make decisions
- Strong, proactive team player with the ability to take responsibility for projects and co-ordinate a team of peers
- Can articulate the unique fiscal and demographic requirements of our off-price business
- Able to travel extensively - mainly around Spain, but some days of the year travel to the UK will be required, along with the possibility to travel to other European countries
- Ability to work independently, flexibility to work to short time-scales
- Full driving licence & European passport
